Hearing set Monday for TIF project
McCOOK, Neb, – The McCook Planning Commission will conduct a public hearing on a proposed tax increment funding project to expand a health and wellness facility.
The board meets 5:15 p.m. Monday in the City Council chambers in the Municipal Building at West 5th and C.
Emily and Jeremy Young hope to expand the current services and outreach that Elevate Wellness and Physical Therapy is able to provide at its current location, 801 West C.
They plan to construct a larger waiting area for increased patient and client demand, several private treatment rooms for the patients as well public membership, and enclose a large area for group yoga/pilates exercise, and shared workspace.
The owners are requesting that the property be identified as a specific region in the redevelopment area that is in need of redevelopment to cause the removal of the blight and substandard conditions.
The Planning Commission then will decide whether to advance the TIF proposal to the Community Development Agency and City Council for approval.
Estimates show that the project's total cost will be $1,443,000, including about $261,500 of TIF-eligible public costs, including site purchase and preparation, parking, engineering, legal and other fees.
