McCOOK Neb. - Construction of new homes is expected to begin within weeks after the McCook City Council/McCook Community Development Agency unanimously approved the R Perry Redevelopment project. R. Perry Construction Inc. submitted a proposal to redevelop the project site adjacent to the Heritage Hills Golf Course. The project will consist of 3 single-family dwellings, each approximately 1,280 square feet, with three bedrooms and two bathrooms with an attached garage.

The project site is adjacent to the Heritage Hills Golf Course. The CDA approved the project using tax increment financing, allowing for a lower price point.

The Council also approved increasing rates and fees for city water and sewer after the final reading of ordinances 2024-3076 and 3077.

City Manager Nate Schneider reinterviewed why the rate modification was being suggested, saying that it is part of the process to make improvements.

“We need to make sure that we’re adjusting the rates accordingly to account for those costs,” Schneider said.

Other items approved were making a notable exception to allow for a Bed and breakfast/Vacation Rental in a medium-density residential district, entering into an agreement with West Central Nebraska Development District Inc. to act as Nuisance Officer for the City of McCook, and approving the proclamation for April 26, 2024, as Arbor Day and April 21-27, 2024, as Public Transit Week.

It was announced that the McCook Aquatic Park Cornerstone Ceremony will be held on May 18, 2024.

An executive session was held for strategy sessions concerning potential litigation regarding the property at 1111 East H Street in McCook and a real estate purchase for the Sports Complex.

The Council did vote to authorize the City Staff to proceed with the necessary actions to abate a nuisance property at 1111 West H Street.
