North Pointe development aims to ease housing crunch
McCOOK, Neb. - The city of McCook is taking a significant step towards addressing its housing shortage with the commencement of North Pointe, a new residential development. This initiative follows a 2020 housing study conducted by the McCook Economic Development Corp., which identified a pressing need for more housing options in the area.
The study revealed that many residents were interested in relocating to new homes, but faced challenges in finding suitable locations to build. In response, the MEDC collaborated with the City of McCook to annex, rezone, and plat an area specifically for new housing development. North Pointe will offer a total of 25 buildable lots, with construction progressing in multiple phases.
Phase II, which began in February, will provide 17 lots, while Phase III will add the remaining 8, bringing the total to 25 residential lots. Infrastructure development for Phase II, including new street extensions, is expected to be completed by mid to late June 2024.
Once the infrastructure is in place, lots at North Pointe will be available for purchase, each measuring 100’ x 100’ and equipped with essential utilities such as water, sewer, electricity, natural gas, and fiber internet access. These lots will be priced at $20,000, with incentives offered to encourage timely construction, potentially reducing the purchase price by up to 50%.
Amanda Engell, Director of Housing Development for the MEDC, emphasized the importance of providing opportunities for families to build wealth through property ownership.
“We want to see housing options for all,” Engell said.
She noted existing programs offered by local financial institutions to assist with down payments, repairs, and lower interest rates, making homeownership more attainable.
Engell, who also serves on the board of the McCook Housing Authority, highlighted the need for diverse housing options, including workforce housing, market-rate housing, low-income housing, and rentals. She acknowledged the challenges in securing funding for larger projects like apartments but reiterated the MEDC’s commitment to prioritizing housing goals to bring additional rental opportunities to the community.
