MNB has plans for Westview Plaza
McCOOK, Neb. — The City of McCook Planning Commission will meet Monday for a public hearing on a replatting request at the Westview Plaza Subdivision.
The city received an application from MNB Bank, through its project developer, Engineering International, for the approval of a replat of a portion of Block 1 of Westview Plaza Subdivision. The subdivision is zoned Business Commercial. MNB Bank currently owns the lot in the extreme southeast corner of the Westview Plaza division, where an ATM machine is located. TramLaw Remainderman Limited Partnership and WLM Retail Trust own the property surrounding MNB’s property. MNB Bank wants to purchase a portion of Tramlaw Remainderman Limited partnership’s and WKM Retail Trust’s adjacent property in order to locate a professional building. The combination of the two parcels is necessary to give the bank enough space necessary for the desired building design.
The bank has secured a purchase agreement with the owner of the two properties. City staff reviewed the agreement and noted that a subdivision via the replat process is necessary to achieve the purchase agreement’s objective. The impacted properties must be combined to form a new lot. If the replat request is approved, a new lot, Lot 1R, will be created and MNB would become the record title holder.
City staff reviewed the application and the proposed replat and has met with a representative of Engineering International to assure the city’s subdivision regulations are followed. After review, city staff has no concerns with the application and support the replat request, with the newly formed Lot 1R meeting area regulations for a business commercial district. Utility concerns were also addressed.
The Planning Commission will meet at 5:30 p.m. in the city council chambers at the city’s municipal building.
